Part of our role as Real Estate consultants is to advise on the appropriate mix of marketing media to promote a Sellers property. This will vary according to the perceived target market for the property, the level of urgency the seller is expressing, any financial constraints, and method of sale.
Here is my take.
Internet sites
- www.realestate.co.nz is clearly the number one site, with the largest selection of homes, and is specialized and focussed on property. Always pay for a feature that takes you to the top of the first page of listings, in your category and location.
- ‘TradeMe’ is a worthwhile investment, somewhat dearer, but still with a loyal following, and with the ‘crossover’ purchasers from their wider online auction platform.
Local Newspapers
Both the Kapiti Observer and the Kapiti News and their companion papers in the Horowhenua are ‘free to every home’ publications, reaching every home between Paekakariki and Foxton/Shannon, approximately 50,000 readers in our ‘local’ area. Casual browsers of the real estate pages absorb and disseminate information on properties to neighbours, workmates, both locally and in outer districts, and to family members both here and overseas.
Regional Newspapers
The Dominion Post has a large metropolitan and provincial readership, essentially from Hawkes Bay and Taranaki to Wellington, an ideal vehicle to reach buyers for beach houses, lifestyle properties, superior homes, orchards and farms, and investments. Our area is very well perceived for its benign climate, beaches and hills, and also our ready access to city facilities.
Property Press
This publication is ‘hanging in there’ offering low cost colour photography and larger ads, in baskets strategically located outside Real Estate offices in all districts from Levin to Masterton. It can be a useful part of some campaigns.
A well planned and well targeted campaign will alert all active buyers, and in the current market conditions, can lead to the best buyers being quickly identified, and a sale at a good price achieved in short order!
